Availability and Apartments

Where are your buildings located?

Are there apartments available that aren't listed on the website yet?

We do our best to keep all listings complete and up to date, but availability can change quickly. If you’re planning a move a few months from now and don’t yet see apartments for your target date, reach out to us directly. We may already know of upcoming openings that haven’t been posted online yet.

 

For the best chance at finding what you’re looking for, check back about 60–90 days before your desired move-in date. That’s when most upcoming availabilities are added to our site as residents confirm their move-outs. It’s also a good idea to check back regularly, since new listings are added as current residents confirm their move-out dates.

Can I change apartments within MetroNest after I become a tenant?
Yes! If you’ve established a good track record as a tenant, you may be eligible to move to another MetroNest apartment.

Requirements and Conditions:

  • Ownership approval is required for all apartment changes.
     
  • Tenancy must be at least one year of continuous residency.
     
  • Moves must be to a unit of lateral or higher rent.
     
  • A new application process may be needed to update information and paperwork before the transfer is approved.

Can I rent furniture for my apartment?

Yes! If you’re on a short-term lease, renting furniture can be a smart and flexible option. Any of our apartments can be furnished through trusted furniture rental companies such as Churchill Living, CORT, or AFR Furniture Rental, all of which offer online selection or showroom visits, so you can choose pieces you actually like.

 

We also offer fully furnished apartments, which include most of what you’ll need for move-in. Some units may not include mattresses or certain smaller items, so we always recommend scheduling a tour or asking our leasing team exactly what’s included.

Tours and Leasing Process

How can I schedule a tour?

Scheduling a tour is easy! You have several options:

  • Online: On each apartment’s information page, click the “Schedule a Tour” button. You’ll be taken to our third-party service, Calendly, where you can view available dates and times.
     
  • By phone or email: Contact our leasing team directly, and they can help you set up a tour that fits your schedule.

Are virtual tours available?

Yes! Some units offer virtual tours or videos to help you explore the apartment remotely.

  • How to access: On the apartment’s information page, click the “Virtual Tour” button. If a unit has a virtual tour or video available, it will appear.
     
Note: Not all units have virtual tours, so check each listing individually. You can also reach out to the leasing staff directly by email to inquire.

What if I’m unable to tour the unit in person?

While we strongly recommend visiting in person to ensure the apartment meets your needs, we understand that isn’t always possible. You have a few options:

  • Send a representative: A friend or family member can schedule and tour the apartment on your behalf.
     
  • Virtual tour by request: If the unit is vacant and we are available to do so, we can offer a short Facetime or video tour.
Important: For tenant privacy and security, we do not offer video tours of occupied units.

Can I submit an application before touring?

We recommend touring the unit first to ensure it meets your needs and expectations before submitting an application.

  • Why wait: MetroNest does not operate on a first-come, first-served basis, so submitting an application early does not “hold” the apartment.
  • Best approach: Tour the unit in person or virtually (if available) before applying, so you can make an informed decision. Planning your tour before applying helps avoid unnecessary paperwork and ensures you choose the unit that’s right for you.

What if I want to apply sight unseen?
While we strongly recommend touring a unit before applying, we can accept sight-unseen applications in certain cases. If you apply without seeing the apartment, your lease will include a rider stating that you agree to take the unit “as-is” and acknowledge that you did not tour it beforehand. Whenever possible, we suggest scheduling an in-person or virtual tour first to ensure the unit meets your expectations.
Pricing and Utilities

My budget is tight, can you still help me?
Absolutely. Many renters lower their monthly costs by sharing a multi-bedroom apartment. If you already have a roommate (or plan to find one), we have apartments that are designed for shared living while still offering full privacy. This option can often be more affordable and more comfortable than dorm-style or individual rentals.

Note: We don’t offer roommate matching, but if you have someone in mind, co-renting can make your housing costs much more manageable.

Which utilities are included in the rent?

It depends on the building. Most of our properties include heat, hot water, and cold water in the rent. Electricity, gas, and internet are usually the renter’s responsibility. 

 

Some of our buildings have different setups- for example, 11 Waverly Place includes all utilities (except for internet) in the cost of rent. For small studios this is a total of $110.00. For larger studios and all other units this is a total of $210.00. It is an additional charge to the rent, but you will not need to setup any other utilities other than internet!

 

If you’re interested in a specific building, our leasing specialists can confirm exactly what’s covered before you apply.

Lease Terms

What counts as a short-term lease?

A short-term lease is any lease that’s less than one year. At most of our buildings, these are typically offered in furnished apartments and have a minimum term of three months, subject to ownership approval and available dates.

 

We also offer academic lease terms that align with school semesters; just ask our leasing team if you need specific timing.

 

Renewals or extensions depend on availability and current market conditions, so we always recommend reaching out early if you’d like to stay longer.

Can I have pets in a MetroNest apartment?

Yes! Pets are allowed in unfurnished units. Tenancies may have up to two pets, and all pets must be declared on your application, including:

  • Name
  • Breed
  • Weight
  • A photo

Important Notes:

  • Pets are not allowed in furnished units. This is because deep cleaning to remove pet dander for allergy-sensitive apartments is time-consuming and costly.
  • There are no additional pet fees or deposits for pets in eligible units.
  • If you want to add a pet during your tenancy, contact our leasing team — they can help update your application and ensure everything is in order.

 

Application and Documentation

What information do I need to provide to rent an apartment from MetroNest?

Every applicant must complete our rental application in full and provide a valid government-issued photo ID (driver’s license, state ID, or passport). You’ll also need to share your Social Security number (for U.S. residents) and basic contact and background details, such as:
 

  • Full name, phone number, and email
  • Current and previous addresses
  • Employment or student information
  • Whether you have a pet

Depending on your status, additional documents are required:
📘 For Students:

  • Valid photo ID
  • Recently dated enrollment verification letter (from your student portal or registrar)
  • Two recent bank statements (if applicable)


💼 For Working Applicants:

  • Valid photo ID
  • Recently dated employment verification letter (from your manager or HR — not a job offer letter)
  • Three recent consecutive pay stubs
  • W-2 from the most recent tax year (or 1099 if self-employed)
  • 1040 pages 1 & 2 from the most recent tax year (plus K-1 or CPA letter if you own your own business)
  • Two recent bank statements

What if I’m renting with one or more roommates?

Each person living in the apartment must submit their own rental application (be listed on the lease), and provide a guarantor if they don’t meet our income policy.

Income Requirements:

  • Renters must have an annual income of at least 40× the monthly rent individually — salaries cannot be combined for co-tenants.
  • If a guarantor is needed, each guarantor must meet 80× the monthly rent individually. One guarantor cannot cover multiple applicants.


Lease & Guarantor Signing:

  • Once all applications are approved, all occupants sign the lease, and all guarantors sign a guarantee letter.
  • We also work with TheGuarantors.com, a third-party service, for renters who need additional guarantor support.

What if I have no prior rental history?
That’s not a problem! On your application, simply list where you’ve been living previously whether with family, friends, or in a different type of housing. We’ll review your application based on your overall qualifications, income, and any guarantor information, rather than just rental history.

I don’t have any credit history. Should I still apply?
Yes! You can still apply, but you will need a guarantor with excellent credit and sufficient financial resources to cover your rent if necessary. Your guarantor can be a family member, friend, or a qualified third-party service like TheGuarantors.com.

Can I rent from MetroNest if I am not a U.S. citizen?

Yes! Many of our tenants come from other countries.

Requirements for International Renters:

  • You may qualify on your own if your annual income is at least 40× the monthly rent and you have a US credit score, but in most cases, a guarantor is required.

International guarantors are accepted and must meet either:

  • 80× the monthly rent in annual income, or
  • Two consecutive months of liquid funds in a bank statement.

We also work with TheGuarantors.com, a third-party service that can help international renters meet guarantor requirements.

  • Role of the guarantor: They step in only if the tenant cannot meet their obligations. One guarantor cannot cover multiple applicants unless specifically approved.

All guarantors must have excellent credit and sufficient financial resources to cover the rent individually.
